Here are answers to some frequently asked questions about these townhomes and the application process.

Where is 887 Frederick Street located?

These homes are located at Frederick and Avon Road, just south of the intersection of Frederick Street and Victoria Street North in Kitchener.

What type of units are available?

These stacked townhomes offer two-bedroom and three-bedroom units. See the floor plans here.

Is there an elevator?

No.

Who are these units meant for?

These townhomes are designed for families with children and with low to moderate incomes. The two-bedroom units are intended for at least two residents, and the three-bedroom units are intended for at least three residents

What are the income requirements?

To apply for these rentals, your maximum household income must be under $65,500 for a two-bedroom unit and under $71,000 for a three-bedroom unit.

How much is the rent?

Rents are $1050 for a two-bedroom unit and $1150 for a three-bedroom unit.

What will the annual rent increase be?

Rent increases follow the Ontario Rent Increase Guideline, which for 2027 is 1.9%. The provincial government determines the increase each year. Increases have been at or below the rate of inflation for many years.

Will I receive rent receipts for income tax?

We expect that this building will be MPAC property tax exempt. This means we cannot issue rent receipts for income tax purposes. This may affect your Ontario Trillium Benefit.

Are utilities included?

Is smoking allowed in the units?

No. Units are individually metred and tenants are responsible for their own utilities (electricity and water). A deposit with Enova may be required. Beyond Housing  provides an electric water heater but tenants pay for the electricity to run it. See these tips for reducing your hot water bill.

How do I apply?

What documentation do I need before I start my application?

You will need to supply:

  • proof of status in Canada for you, a co-applicant (if applicable) and anyone else who will be living with you
  • proof of income and assets (see a list of examples and the documents needed, including banking information)
  • contact information for someone we can contact if we can’t reach you
  • landlord contact information for your current and previous residence(s)
  • a current copy of a repayment schedule, signed by the landlord, if you owe money to a landlord
  • a completed Declaration of Intent to Sell Property form if you own property and your application is accepted.

NOTE: Files to be uploaded must be under 50 MB and saved as a PDF or image file. Adjust the settings to reduce size if necessary.

Why won't the application allow me to move to the next page?

If you can’t move to the next page it may be that you’ve missed a field or have not entered the information correctly. 

What is the deadline for submitting the application?

Please submit your application by September 30, 2026.

When will I hear if my application has been accepted?

We will notify successful applicants by October 27, 2026.

If my application is successful, when can I move in?

Homes will be ready for move-in at the end of February 2027. Move-in dates will be confirmed once the building is completed and receives its occupancy permit.
